Services & Costs

When undertaking a build project of any kind, we understand that budget is always at the forefront of the whole operation. With this in mind, we try to make our prices as clear and fixed as possible, so that you have no hidden costs or percentage costs to try and factor into your budget. Prices are as follows:

Initial Visit

Free within 50 mile radius of PE19 or GL3

During the initial visit we will visit you at your property to talk about your project and make some initial observations. We will get an idea of what you would like to achieve and start creating your ‘wish list’ for the design. We can also answer any questions you have about the design and planning process. This is no obligation, however if you would at this point like to instruct us for your project, we will arrange an appointment to return to the property to undertake the full survey.

Householder Planning Applications

£600 plus council fee (currently £172) up to 4 bedroom house

£700 plus council fee (currently £172)  for 5 or more bedroom house

A householder planning application is for enlargement or alteration to single residential dwelling, and is what most of our work falls under. This service includes:

  • Basic survey of existing house
  • Drawings of existing and proposed plans and elevations
  • Purchasing the site map
  • Filling out the necessary planning forms
  • Submitting to the council

Householder Planning Application for Listed Building or Conservation Area

£675 plus council fee (currently £172) up to 4 bedroom house

£875 plus council fee (currently £172)  for 5 or more bedroom house

Due to the nature of listed buildings and conservation areas, we would need to prepare more documents and reports to submit to the council. If you are unsure whether your house is listed or if you are in a conservation area, we would be happy to advise during our initial visit. This service includes:

  • Basic survey of existing house
  • Drawings of existing and proposed plans and elevations
  • Purchasing the site map
  • Filling out the necessary planning forms
  • Writing relevant statements and reports relating to the listed building or conservation area
  • Submitting to the council

Other Applications

We are also able to carry out full planning applications & change of use applications. Please contact us directly for more information on this.

(Please note that specialist assessments may be requested by the council such as tree reports, archaeological reports. We will try our best to pre-determine if these reports are going to be required, however we can never be sure.

When additional reports are required, we will be able to organise for them to be carried out on your behalf, and the cost will be paid by you directly to the specialist)

Design work

Standalone design work where planning isn’t applicable is available charged at £40ph (we can give an estimation of the time involved at the initial consultation)

Other Services-Moving the Project Forward

Once planning approval is granted the next stage would be for structural calculations and building drawings to be completed, this can be quoted for following your approval of the proposed drawings and will be undertaken once planning approval has been granted, this also includes arranging building regulations.

Project Management

Between us we have been on building sites for 40 plus years and have an extensive knowledge of building practices. Whether you use your own builder or ours we run a  project management service that we can customise to suit you.

Pay as you go service: £50ph  – we are able to work on a call out service, if you require us to oversee certain elements for the building projects or just want the peace of mind that we are on hand if any problems may arise this may be your most cost effective option.

Full project management: 5% of project cost.  – Full project management will take away the stress of the buildwork, we will be the go between, between the builder and yourselves, we will make regular visits to site to ensure the schedule is running as it should.
